    I’m about to buy a flat, however an extension performed approximately 20 years ago does not have any planning permission or building regulations. I was told that the planning permission shouldn’t matter because the extension took place more than 10 years ago, so that shouldn’t be an issue.

    What implications will not having any building regulations have though?

    Personally I wouldn't touch it, remember you WILL want to sell one day and then you will have all this worry again. It's up to the seller to sort out this mess.

    If its been up for over 15 years and no one complained you shouldn't have a problem at all.

    Well even if the neighbours complain its unlikely to come down after its been built.

    If your still unsure mate have a look at this site Building Regulations. I had some problems with an extension I was having built and my builder didn't really tell me too much of the rules and regulations.

    tyou will have to submit a regularisation certificate tto building control and the bco will check al the work complies with regulations
