Findings from the organisation also show the difference between a home's selling price and the original amount asked stands at 1.9 per cent.

Claiming the market is in a far stronger position than a year ago, NAEA president Gary Smith states that "after several months of continuous improvement the market stabilised in June, ahead of an expected seasonal dip throughout the summer".

Meanwhile, those looking to make their home more attractive to buyers could be advised to invest in home improvement projects such as adding new kitchen units or tiling a bathroom.

DIY work which is environmentally friendly in nature could also be advisable as a recent Halifax study showed doing so offers a 251 per cent return on investment with regards to the overall value such a project adds to a home.
